An earnest money deposit equal to 20% of the purchase price will be
required day of auction with signing of the purchase agreement. Balance
due at closing on or before march 8, 2006, in certified funds. All
financial arrangements must be made prior to sale date as sale of the
property is not contingent upon buyer receiving financing. Title insurance
and escrow closing costs split 50/50 between buyer and seller. Each
potential bidder is responsible for conducting their own independent
inspection and due diligence concerning pertinent facts about the property
