MORTGAGE ASSIGNEE'S SALE OF HIGHLY ATTRACTIVE AND VALUABLE IMPROVED
COMMERCIAL CONDOMINIUM PROPERTY IDENTIFIED AS "12636 SUNSET AVENUE,
CONDOMINIUM UNIT NOS. A1, A2, A3, AND A4, OCEAN CITY, MARYLAND 21842."
Under and by virtue of the power and authority contained in a mortgage
dated January 21st, 2005, and recorded among the Land Records of
Worcester County in Liber 343, folio 333 from Marshall Ivy, LLC to Bank
Ocean City, default having occurred under the terms thereof, the holder
of the indebtedness secured by the mortgage having assigned the Mortgage
to Allison Novelli as Mortgage Assignee by instrument duly executed,
acknowledged and recorded among the land records of Worcester County,
the undersigned, Mortgage Assignee, will sell at public auction, at the
premises, on

ALL THAT LOT OF GROUND AND THE IMPROVEMENTS THEREON, situate and
described as follows:
All that property lying and being situate in the Tenth Election District
of Worcester County, Maryland, being more particularly designated and
distinguished as Condominium Units Numbers A1, A2, A3, and A4, Building
A, Phase I, in the "West Ocean City Business Center Condominium"
together with an undivided percentage interest in the common elements
thereof, all as established pursuant to a Condominium Declarations and
By-Laws made by West Ocean City Business Center, Inc., dated July 27,
1990, and recorded among the Land Records of Worcester County, Maryland,
in Liber R.H.O No. 1666, folio 381, et. seq.; and pursuant also to the
several plats described in the aforesaid Condominium Declaration and
recorded as aforesaid in Plat Book R.H.O. No. 126, folio 50, et seq.
Improvements: The above property is improved by four contiguous
warehouse spaces measuring 1,265 square feet, 1,253 square feet, 1,253
feet, and 1,265 square feet and is classified as commercial condominium.
All of the above said property being the same property conveyed unto
Marshall Ivy, LLC, by Deed dated March 28th, 2002 and among the Land
Records of Worcester County, Maryland, in Liber 3291, folio 402.
The property will be sold subject to all conditions, liens, restrictions
and agreements of record affecting same, if any.
TERMS OF SALE: A cash deposit or certified check of thirty three
thousand ($33,000.00) shall be paid at the time and place of sale,
balance in cash at settlement which shall be twenty days (20) after
final ratification of sale by the Circuit Court of Worcester County
unless said period is extended by the Mortgage Assignee, her successors
or assigns for good cause shown, time being of the essence; interest at
the rate of 8.25% per annum shall be paid on unpaid purchase money from
date of sale to date of settlement. In the event that the purchaser
fails to go to settlement as required, the property shall be re‑sold at
purchaser's risk and expense. Taxes, water, condominium fees, rent, and
all other municipal liens and charges to be adjusted to date of sale.
All other public charges and assessments payable on an annual basis
shall be adjusted to date of sale and assumed thereafter by the
purchaser. Cost of all documentary stamps, transfer taxes, document
preparation and title insurance shall be borne by purchaser. The
Assignee reserves the right to reject all bids. The Bank of Ocean City
reserves the right to bid at the sale. The improvements are being sold
in an "as is" condition with purchaser responsible for any and all
housing or zoning code violations. The Assignee, Auctioneer and Bank of
Ocean City make no warranty of any kind whatsoever regarding the
physical condition, physical description, or title to the property or
its suitability for a particular or general purpose either expressed or
