ORDER OF SALE:
REAL ESTATE
1st Offering: To be offered as a whole, Tracts 1 thru 6, plus the
Private Road (Tract A), grouped together, totaling 9.64 acres, per
survey.
2nd Offering:
Tract 1 (Home Tract): To be offered individually.
Tracts 2, 3, 4, 5 & 6: To be offered by the Tract, utilizing the pick
and choose auction method, with the highest bidder having the priority
to pick and choose the tract or contiguous tracts desired.
NOTE: No sale is final until all offerings have been made. The real
estate will be sold in the manner realizing the most money for the
sellers.
Tract 1 (Home Tract): .99 acre featuring the home and garage with
239.65' of road frontage on Spencer Hamilton Road.
Tract 2 (Barn Tract): .96 acre building lot featuring the 24' X 32' barn

TERMS & CONDITIONS:
* There will be a 10% Buyer's Premium added to all winning bids (real
estate and personal property) to determine the final sales price.
* 6% Kentucky State Sales Tax will be added to the final sales price on
all personal property items (not applicable to the vehicles), unless the
purchaser is tax exempt and has a certificate on file with The Lancaster
Agency, Inc.
* Any purchaser of real estate will pay a 20% non-refundable deposit the
day of the auction with the balance due on or before August 18, 2009.
* Cash or equivalent to be presented as payment in full the day of the
auction for the vehicles and all personal property items.
* 2009 city and county real estate property taxes will be pro-rated as
of the deed date.
* THE REAL ESTATE, VEHICLES & ALL PERSONAL PROPERTY ITEMS ARE BEING SOLD
AS IS. The real estate is available daily for inspection by contacting

available for inspection the morning of the auction.
Note: This home was built prior to 1978 and has the potential for lead
based paint. Lead based paint inspection, and all other inspections by
prospective buyers, must be performed prior to the auction. If the buyer
does not inspect the home for lead based paint, a Waiver Of Lead Based
Paint Inspection will be signed along with the Auction Purchase And Sale
Agreement.
